We’re delighted to report that Human Nature has acquired the former MASREI land in Lewes, East Sussex and is working closely with the District Council to acquire its land. Together, these sites are being reimagined by a world-class design team of many talents as a slow, gentle, mixed-use, walkable, renewably-powered, creative, super-green, residential 3-minute neighbourhood.
We envisage a wide range of homes of different sizes, tenures, designs and prices including of course affordable homes, all in places and with spaces that invite and encourage shared living in an active community. There will be a cluster of creative enterprises housed in workshops, studios and live-work situations all, wherever possible, in inherently adaptable buildings offering the prospect of continuous evolution. This neighbourhood – the Phoenix Project – will provide a wonderful place for people who want the social conviviality of a town, access to the glorious South Downs and Sussex coast, with the possibility of working in their home neighbourhood and making the easy commute to Brighton or London a couple of days each week.
We are assembling evidence, engaging with communities of interest across the town and running several design studies to inform new masterplan scenarios. These scenarios will be presented in exhibitions and models at a Phoenix Design Festival to take place between the 10th and 12th of September this year. A planning application will be submitted in the Spring of 2022 and building is expected to begin at the end of that year.
